Under-performing hotels and resorts demand an experienced “turn around” operator who is savvy in the unique components of a distressed operation and is sensitive to the investment goals and exit strategies of ownership.

Providence Hospitality Partners has led the transition and successful turnaround of over forty distressed hotels on a nationwide basis. We provide proven leadership with this unique management challenge at each step of the turnaround process.

Within 72 hours of notification the Providence Transition Team is deployed to the property to ensure a seamless transition for employees and guests. The Transition Team is represented by professionals in each required discipline including:

• Engineering
• Operations
• Food and Beverage
• Finance & accounting
• Sales and marketing
• Human resources

The Transition Team will submit a Gap Plan to ownership within ten days of arrival on property, which outlines the current status of operations, personnel evaluation and a 90-day action plan and budget.

At the conclusion of the Gap Plan time period, the annual operating budget, capital improvement plan, and marketing plan are submitted to ownership.

The Providence Team has participated in the successful transition of forty properties on a national basis for such clients as Bank of America, Nations Bank, Northwest National Life, Lend LEase, Brazos, Lonestar, Amresco, Commercial Federal and the RTC.
